Land area
400-800 m², ideally around 600 m², in a visible location with strong local footfall and a suitable catchment.
Ive Outdoor develops professional outdoor fitness clubs for its own projects and for external partners. Each club provides at least 30 stainless-steel training stations across 12 training zones.
Our partners include Benefit Systems, the operator of MultiSport and a leading European fitness group with over 600 fitness clubs, as well as local fitness operators.
You provide the land under a lease. We and the project’s operating or investment partner arrange the development, equipment and ongoing operation. You receive rental income, without funding the club’s construction or day-to-day running.
We are looking for well-located plots across the United Kingdom. The club is available to members and to visitors paying a low single-entry fee.

A lease with clearly agreed rent, responsibilities and payment terms.
The club’s construction and equipment are financed by us and/or the project partner under the agreed investment model.
A clear lease structure, with a preference for 10 years and options adapted to the site.
Durable stainless-steel equipment and an integrated layout for training, circulation and the surrounding landscape.
The project’s operator manages the club and maintains the equipment, with responsibilities defined in the agreement.
Give a suitable plot a productive use and generate rental income.
A fitness club gives customers and residents a reason to return regularly.
Add a distinctive amenity to a hotel, retail, office or residential setting.
Create a recognisable outdoor destination with professional equipment and considered landscaping.
Provide a practical setting for tenant, employee or local community activity.
Club management and maintenance are handled by the agreed operator.
Unused external plots, landscaped areas and suitable parts of parking estates.
Outdoor areas that complement an existing leisure or wellbeing offer.
Land serving established neighbourhoods or new residential communities.
Space accessible to employees and nearby residents.
Land that can extend an operator’s indoor offer into the open air.
To build the club on your site, we need three things:
Ideally around 600 m² with a practical shape and safe access.
A viable connection for lighting and essential technical infrastructure.
Convenient pedestrian, cycle or vehicle access, with safe entry for users.
Every opening of one of our outdoor fitness clubs generates significant reach on social media. Users are keen to visit our sites, which are highly “instagrammable”, and photos from training sessions regularly go viral online.
That interest means your location becomes a landmark for the local community and one of the most visited places for active people in the area.
Send the address or map link, approximate area and a few photos. We will review the site and prepare an initial proposal without obligation.
